After a water leak: make the repair-to-drying handoff clear

The leak has been repaired, but a cabinet, wall or floor is still affected. One company says its work is complete; another has not yet assessed the remaining damage. The next useful step is to make the handoff explicit: who is responsible for each remaining task, what information needs to travel with it and who will confirm the next decision?

  1. Leak repair

What was repaired, and what is still temporary.

  2. Drying assessment

Which areas are assessed, and how completion is recorded.

  3. Finish repairs

Which surfaces are included, and what records are needed first.

Tasks may overlap. These are responsibilities to clarify, not a universal work schedule.

Do not use one word for three different scopes

“Fixed” might describe the leaking connection, the drying work or the finished surface. Ask each company to describe what it means in its own scope.

For the source repair, ask what the company repaired, whether anything remains temporary and what further investigation it recommends. For drying, ask what areas will be assessed, how findings will be explained and how completion will be documented. For finish repairs, ask which surfaces and materials are included and what information the contractor needs before beginning.

One company may perform several parts of the job. That is not a reason to leave the boundaries unclear. Ask who owns each task, even when the same business appears in every row.

Make a one-page handoff sheet

Use these six fields for each part of the work:

Task
The specific repair, assessment or finish work being discussed.
Company and contact
The person who can answer questions about it.
Agreed scope
What is included, and the exclusions you have identified.
Current status
Completed, pending assessment or awaiting your decision.
Record to provide
The photos, work description or findings the next company requests.
Next action
Who will do what, and when they will update you.

Leave unknown fields visibly blank. A blank “who restores the access opening?” is easier to resolve than an assumption that either company has included it.

Handoff sheet, one per task

Task: ____ Company and contact: ____ Agreed scope: ____ Current status: ____ Record to provide: ____ Next action: ____

Ask for a handoff, not just an invoice

When the source-repair visit ends, request a description of the completed work and any recommended next steps. Share the relevant parts with the company assessing the affected materials. Do not tell the next company that an area is dry simply because the leak has stopped or the visible surface looks better.

EPA emphasizes fixing the moisture problem and drying affected materials promptly. Its homeowner guide explains why controlling moisture is central to preventing mold growth. Ask the provider when it can assess the affected areas and what happens next.

Ask the drying provider what it will record, how it will explain progress and what findings would change its proposed scope. If finish work is outside that scope, identify the next responsible company before assuming the room is ready to close up or redecorate. Ask the finish contractor what drying records or other information it needs before starting.

Handle a changed scope as a new decision

If an assessment identifies additional work, ask what changed, which task it affects and what revised work description and price you are being asked to accept. Avoid giving several companies overlapping instructions without making the boundaries clear.

CSLB's contract guidance emphasizes describing the work and documenting changes.

Close the loop

At the end, collect the records you agreed to receive and compare them with your handoff sheet. Ask about any still-open recommendation. Keep completion documents, invoices and any written warranty terms together, with the contact for questions about each part of the job.

For a source problem, browse LA emergency plumbing companies. For assessment of affected materials and drying work, browse LA water damage restoration companies. Choose your area and confirm the actual scope and availability directly. If you are comparing proposals for the same task, use the existing quote checklist.
